Pre-Sale / Vendor Inspection

As well as pre-purchase property inspections, we also carry out Pre-Sale property inspections for vendors – Pre-Sale Inspection reports (or Vendor reports) are very popular with vendors selling their homes by auction and privately.

Arranging an inspection of your property prior to sale can be helpful in a number of ways:

  • It allows you to rectify any major issues (if any) prior to other inspections or reports that may be arranged by the purchaser.
  • No last minute reductions on the buyer’s offer as the defects are available in a written report prior.
  • Saves you time arranging access for various companies inspecting your property during the pre-auction or pre-sale period.
  • Increased clearance rates at auction as prospective buyers know more about the property and feel safe to proceed.

Timber Pest Inspection

A Timber Pest Inspection is recommended before purchasing a property to ensure that no hidden structural issues exist. Timber pests include termites, woodborers and wood decay fungi (wood rot). These timber pests are common in all properties and can undermine timber structures.

All homes contain timber elements that are vulnerable to attack from timber pests.

We use thermal imaging which is a non-destructive diagnostic technique that detects differences in the temperature in a building. It can indicate the presence of termite infestation in the wall, floor or roof structure that is not exposed to view.

Our thermal imaging technicians will scan your entire property using the latest infrared camera technology and provide you with the confidence to proceed with your purchase or warn you that your property is infested by termites.

A Timber Pest Inspection is STRONGLY RECOMMENDED and looks for five very important things:

  1. Subterranean Termites or evidence of termite activity and termite damage as well as evidence of any previous Termite treatment. (Very Important)
  2. Timber borers or evidence of timber borers and damage.
  3. Wood rot (wood decay fungi) damage and potential safety hazards in timber structures such as rotten timber steps, handrails and balconies.
  4. We report on any conditions that may be conducive to Termite attack or conditions that can cause wood rot.
  5. We also report on safety hazards with regard to timber structures.

Dilapidation Report

Dilapidation Reports are specifically aimed at property owners and developers as part of a Development Application-(D-A) concerned about the effects of nearby construction on their homes or Commercial holdings.

Dilapidation Reports are usually done in pairs; a stock take of the various cracks or minor faults in a home is performed prior to adjacent or nearby construction.

Then, either during or after the nearby construction has finished, we come back into the property and reassess any further damage to the home.

Photos are taken during both visits and damage inflicted upon your home during the nearby construction can then be pinpointed. A Dilapidation Report is a wise investment in your home’s structural well-being the peace of mind they provide is invaluable.

Strata Report

A Strata report is a must if you are purchasing a unit/villa with Strata Management. A suitable qualified strata inspector should do this inspection. Pre-Purchase Building Inspection

Why do you need a Pre-Purchase Building inspection?

A Pre-Purchase Building Inspection and report is a useful tool to help you make an informed choice when purchasing you property. It is obtained prior to the purchase of a building and assesses the structural stability and integrity of your proposed purchase.

The Pre-Purchase Building Report may tell you many things about your proposed purchase that you may not have noticed by yourself, placing you in a more confident position to proceed with the purchase.

During a Building Inspection we look for major building defects such as:

  • Leaking roofs or damaged roof plumbing
  • Structural cracks or timber framing inadequacies
  • Leaking showers and wet areas
  • Damp issues such as rising damp
  • Issues with footings of the building
  • Poor external drainage or storm-water concerns
  • Potential safety hazards such as collapsing balconies
  • Potential Fire Hazards and operable smoke alarms
  • Visible signs of asbestos

During a Building Inspection we check:

  • The Roof Exterior
  • The Roof Interior
  • The Building Exterior
  • The Building Interior
  • The Subfloor
  • The Site including Outbuildings, such as a garage, granny flat or shed, retaining walls, steps, fencing, surface water drainage, storm water runoff, pathway and driveways

Owner Builder / Home Warranty Inspection

A Home Warranty Inspection or Owner Builder Inspection is carried out as a final check of works completed by an owner builder as a requirement of home warranty insurance cover. The inspection is to ensure there are no incomplete works or major defects.

Home warranty insurance provides a set period of cover for loss caused by defective or incomplete work in the event of the death, disappearance or insolvency of the contractor/builder/owner-builder.

From 1 February 2012, home warranty insurance is required to be obtained where the contract price (or value of work) is over $20,000.

We carry out home warranty inspections/owner builder inspections for bathroom renovations, kitchen renovations, additions, extensions, alterations, new homes, subdivisions, duplexes, dual occupancies, units and villa developments.

Once the inspection has been carried out, we compile a Home Warranty inspection report or Owner Builder Warranty Report for you to submit to your insurer.

Progress Report

A progress report checks the quality of the work at various stages and can authorise progress claims. These reports let you know that the builder or tradesman are complying with all the regulations and that the quality of the work is acceptable.

Local Authority Record Search

This search lists details of all approved building permits/applications for a property from 1946. Details include Building Application Number, Description of Proposed Building Work and Date of Approval. It does not include copies of any building plans or documents.
